Loan Against Property for Business in India: Eligibility, LTV and Costs

Educational guide • Draft for editorial review • October 2026. Verify lender terms, government rules and insurer policy documents before relying on them.

What is a business loan against property?

A loan against property (LAP) is borrowing secured by an eligible property. Lenders assess property title, marketability, valuation, income and repayment capacity. A property of high value does not automatically mean the full property value can be borrowed.

Eligibility and documents

Typical evidence includes identity and business KYC, ownership/title documents, encumbrance and approved building records where applicable, bank statements, GST returns, income-tax returns, financial statements and existing loan details. Actual requirements vary by lender and property type.

Loan-to-value and borrowing capacity

Loan-to-value (LTV) is the loan amount divided by the lender-accepted property value. For illustration only, a property valued at ₹1 crore and an assumed 60% LTV gives a property-based ceiling of ₹60 lakh. The lender may sanction less after assessing cash flow, title and policy limits.

EMI illustration

At an illustrative 11% annual reducing-balance interest rate, a ₹40 lakh loan over 10 years has an approximate monthly EMI of ₹55,100. This is an illustration, not a current lender quote. Use our EMI calculator to change the assumptions.

Costs and risks

Compare the effective interest rate, processing charges, legal and valuation fees, insurance, prepayment terms, mortgage creation costs and any floating-rate reset provisions. Failure to repay can put the secured property at risk.

Questions before applying

Ask whether the facility is a term loan or overdraft, whether residential or commercial properties are accepted, the lender’s valuation method, permissible end-use, margin requirements and repayment schedule.

Commercial property loan interest rates and eligibility

For a commercial property loan, lenders consider the purpose of borrowing, property title, valuation, loan-to-value ratio, business cash flow, credit profile and security enforceability. A property-backed business loan is not automatically cheaper than other facilities; compare total cost, fees and repayment terms. Do not assume that a quoted rate for a residential loan applies to a commercial property.
